How much a prepayment saves

Both options start after the first 12 EMIs, keep the EMI unchanged and shorten the loan instead (the usual default). They assume no prepayment charges; the RBI bars them on floating-rate loans to individuals for non-business purposes, but fixed-rate loans can carry a fee.

Income lenders may look for

Lenders usually cap all your EMIs at a share of net monthly income (FOIR). At 8.5% an EMI of ₹43,391 needs a net income of about ₹86,782 a month at a 50% cap, or ₹1,08,478 at 40%, before any other EMIs you already pay. Policies vary by lender and income.

Frequently asked questions

What is the EMI for a ₹50 lakh loan for 20 years?

₹40,280 at 7.5%, ₹43,391 at 8.5% and ₹48,251 at 10%, using the reducing-balance method banks use. Processing fees and insurance are not included.

How much interest will I pay on ₹50 lakh over 20 years?

₹54.14 lakh at 8.5%, so you repay ₹1.04 crore in total. Every 0.5 percentage point on the rate changes the total interest noticeably; see the rate table above.

Is a 30-year tenure better than 20 years?

It lowers the EMI by ₹4,945 a month at 8.5% but costs ₹34.27 lakh more interest. A longer tenure with regular prepayments keeps the EMI flexible while limiting the extra interest.

Does prepaying reduce the EMI or the tenure?

Most lenders shorten the tenure by default, which saves more interest. Here a one-time ₹5 lakh prepayment after a year saves about ₹16.04 lakh and ends the loan 48 months early.
