Rental Yield Calculator

Gross rental yield = annual rent ÷ property price × 100.

Net yield subtracts maintenance, property tax and vacancy, and adds purchase costs to the price. A ₹1 crore flat rented at ₹25,000 a month yields 3% gross.

How to use the Rental Yield Calculator

  1. Enter the property price.
  2. Enter the expected monthly rent.
  3. Add annual costs (maintenance, property tax, repairs) and expected vacant months.
  4. Add one-time purchase costs (stamp duty, registration, brokerage) for net yield.

Examples

₹1 crore flat at ₹25,000/month

Input: price ₹1,00,00,000, rent ₹25,000

Result: 3.0% gross yield; price-to-rent 33×

Frequently asked questions

What is a good rental yield in India?

Residential yields in large Indian cities are commonly quoted around 2–4% gross, below home-loan rates; compare with your own financing cost and expected price growth.

Gross vs net yield?

Gross yield ignores costs. Net yield accounts for running costs, vacancy and purchase costs, so it's the better comparison with FDs or bonds.
