How it's worked out
NSW charges transfer duty on a sliding scale on the dutiable value, the higher of the price and the market value. The thresholds move with CPI every 1 July; the rate year is set by the contract date. Above the premium threshold the premium rate applies to residential property.
First home buyers who qualify for the First Home Buyers Assistance Scheme pay no duty on a home up to $800,000 (vacant land up to $350,000) and a concessional rate below $1 million ($450,000 for land).
| Dutiable value | Duty |
|---|---|
| $0 – $18,000 | $1.25 per $100 |
| $18,000 – $38,000 | $225 plus $1.50 per $100 over $18,000 |
| $38,000 – $103,000 | $525 plus $1.75 per $100 over $38,000 |
| $103,000 – $387,000 | $1,662 plus $3.50 per $100 over $103,000 |
| $387,000 – $1,290,000 | $11,602 plus $4.50 per $100 over $387,000 |
| over $1,290,000 | $52,237 plus $5.50 per $100 over $1,290,000 |
| premium: over $3,870,000 | $194,137 plus $7 per $100 over $3,870,000 |
Concessions and surcharges
- First Home Buyers Assistance Scheme: exempt up to $800,000 for new or existing homes and $350,000 for vacant land; concessional rate above that and below $1,000,000 ($450,000 for land). Buyers must be individuals over 18 who (with any spouse or partner) have never owned residential property in Australia, and must live in the home.
- Foreign buyers pay surcharge purchaser duty of 9% of the dutiable value on top of transfer duty, even if they qualify for the first home scheme.

Frequently asked questions
How much is stamp duty on $1 million in NSW?
$39,187 at the 2026/27 general rates. A first home buyer at exactly $1,000,000 pays the same; the concession stops below $1 million.
Do first home buyers pay stamp duty in NSW?
Not on a home up to $800,000 or vacant land up to $350,000, if they qualify for the First Home Buyers Assistance Scheme. Between $800,000 and $1 million they pay a reduced amount; Revenue NSW's calculator gives the exact figure.
What is premium property duty?
A higher rate for residential property valued above $3,870,000 in 2026/27: $194,137 plus $7 for every $100 above the threshold.
Why do the rates change on 1 July?
NSW indexes the transfer duty thresholds to CPI each financial year. The contract date decides which year's rates apply.
Is this the exact amount I will pay?
It is an estimate from the published rates. Eligibility for concessions, the dutiable value and off-the-plan rules can change the result; your conveyancer or the revenue office confirms the amount.
