How it's worked out
Queensland charges transfer duty per $100 or part of $100 of the dutiable value. Buyers of a home to live in pay the lower home concession rates instead.
First home buyers of an established home get the home concession plus a first home concession of up to $17,350, phasing out by $800,000. For contracts from 1 May 2025, first home buyers of a new home or vacant land to build on pay no transfer duty at all, with no price cap.
| Dutiable value | Duty |
|---|---|
| $0 – $5,000 | Nil |
| $5,000 – $75,000 | $1.50 per $100 or part over $5,000 |
| $75,000 – $540,000 | $1,050 plus $3.50 per $100 or part over $75,000 |
| $540,000 – $1,000,000 | $17,325 plus $4.50 per $100 or part over $540,000 |
| over $1,000,000 | $38,025 plus $5.75 per $100 or part over $1,000,000 |

Frequently asked questions
Do first home buyers pay stamp duty in Queensland?
On a new home or vacant land to build a first home, no (contracts from 1 May 2025). On an established home, nothing up to $700,000 and a reduced amount up to $800,000 under the first home concession.
What is the home concession?
Lower rates for anyone buying a home to live in: $1 per $100 up to $350,000 instead of the general rates. On $600,000 it is $12,850 instead of $20,025.
What does 'or part of $100' mean?
Duty is charged on every started $100, so the value is rounded up to the next $100 before the rate applies.
Do seniors pay less stamp duty in Queensland?
No. The QRO says there are no separate rates or concessions for seniors card or pensioner concession card holders.
Is this the exact amount I will pay?
It is an estimate from the published rates. Eligibility for concessions, the dutiable value and off-the-plan rules can change the result; your conveyancer or the revenue office confirms the amount.
