South Australia stamp duty calculator

Stamp duty on a $600,000 South Australian home is $26,830.

First home buyers of a new home, an off-the-plan apartment or vacant land to build on pay none at any value (contracts from 13 February 2025); established homes have no first home concession. Enter the price and who is buying.

How it's worked out

South Australia charges stamp duty on conveyances per $100 or part of $100 of the value, on one scale for everyone: there is no general owner-occupier concession.

Eligible first home buyers get full stamp duty relief on a new home, an off-the-plan apartment or vacant land for building their home, with no value cap, for contracts from 13 February 2025. The relief does not cover the 7% foreign ownership surcharge.

Frequently asked questions

Do first home buyers pay stamp duty in SA?

Not on a new home, an off-the-plan apartment or vacant land to build on, at any value, for contracts from 13 February 2025. Buyers of an established home pay the normal rates.

How much is stamp duty on $500,000 in SA?

$21,330: $11,330 plus $5 for every $100 between $300,000 and $500,000.

Is there a home buyer concession in SA?

There is no general owner-occupier concession; everyone pays the same scale unless a specific relief (first home buyers, seniors downsizing) applies.

Does first home buyer relief cover the foreign ownership surcharge?

No, not for contracts from 13 February 2025. The 7% surcharge is payable in full if a buyer is a foreign person.

Is this the exact amount I will pay?

It is an estimate from the published rates. Eligibility for concessions, the dutiable value and off-the-plan rules can change the result; your conveyancer or the revenue office confirms the amount.
