How it's worked out

Victoria's general land transfer duty rates apply to contracts from 1 July 2021: a sliding scale to $960,000, then 5.5% of the whole value, and a premium rate above $2 million.

Owner-occupiers get the principal place of residence concession on homes up to $550,000 (5% instead of 6% from $130,000). First home buyers pay no duty up to $600,000 and a reduced amount up to $750,000.

Frequently asked questions

How much is stamp duty on $750,000 in Victoria?

$40,070 at the general rates. An owner-occupier pays the same (the concession stops at $550,000); a first home buyer pays a reduced amount at $750,000 and nothing at $600,000 or less.

What is the principal place of residence concession?

A lower rate for anyone buying a home to live in valued up to $550,000: 5% instead of 6% on the value between $130,000 and $440,000. The SRO's example: $400,000 costs $16,370 instead of $19,070.

Do first home buyers pay stamp duty in Victoria?

Not on a home or vacant land valued up to $600,000. Between $600,001 and $750,000 they pay a reduced amount; above $750,000, the general rates.

Why is duty 5.5% of the whole price above $960,000?

Victoria switches from a sliding scale to a flat 5.5% of the entire dutiable value between $960,000 and $2 million, so duty jumps at the threshold.

Is this the exact amount I will pay?

It is an estimate from the published rates. Eligibility for concessions, the dutiable value and off-the-plan rules can change the result; your conveyancer or the revenue office confirms the amount.
