How it's worked out

Western Australia charges transfer duty per $100 or part of $100 of the dutiable value. A cheaper concessional rate applies to a home you live in when the whole property is worth $200,000 or less.

First home buyers who qualify for the first home owner grant (or would, but for the price or the home being established) pay the first home owner rate. For transactions from 7 May 2026: no duty on a home up to $600,000, then $16.15 per $100 above $600,000 up to $800,000; vacant land is duty-free to $450,000, then $20.14 per $100 to $550,000.

Frequently asked questions

Do first home buyers pay stamp duty in WA?

Not on a home up to $600,000 or vacant land up to $450,000, for transactions from 7 May 2026. Between those amounts and $800,000 (land $550,000) a reduced first home owner rate applies; above, the general rate.

How much is stamp duty on $800,000 in WA?

$32,316 at the general rate. A first home buyer at $800,000 pays almost the same, because the first home owner rate meets the general rate at the cap.

When must I have the first home owner grant approved?

RevenueWA assesses duty at the general rate unless the grant is approved, or the first home owner rate is pre-approved, before settlement. You can apply for a reassessment and refund afterwards.

What does 'per $100 or part thereof' mean?

The value is rounded up to the next $100 before the rate applies.

Is this the exact amount I will pay?

It is an estimate from the published rates. Eligibility for concessions, the dutiable value and off-the-plan rules can change the result; your conveyancer or the revenue office confirms the amount.
